The 100-Year Flood <br /> Depth Will be approximately 1 foot above the natural ground <br /> elevation . <br /> McKinley Avenue has a variable existing right-of-way width, and a <br /> planned right-of-way width of 84 feet . <br /> ORDINANCE REQUIREMENTS : <br /> 1 . An Improvement Plan, prepared by a registered Civil <br /> Engineer , showing drainage , driveway access details , on-site <br /> parking , existing and proposed utility services , and grading , <br /> shall be submitted to the Department of Public Works for <br /> approval . <br /> 2 . Encroachment permit shall be required for work within road <br /> right-of-way . <br /> 3 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application .
