COMMENTS ON DEVELOPMENTS <br /> SA-90-62 <br /> 4 . Dedication to result in an 84 foot wide right-of-way from the <br /> east right-of-way line of McKinley Avenue to the property <br /> line shall be required across the frontage of proposed <br /> development . <br /> 5. The frontage improvement for McKinley Avenue across the <br /> developed portion shall be constructed in conformance with <br /> the standards for one-half of an 84-foot right-of-way <br /> industrial street. The construction of the frontage <br /> improvements will be deferred upon execution by the owner of <br /> a Deferred Frontage Improvement Agreement prior to approval <br /> of the Improvement Plan. (A $250.00 fee is required for <br /> processing per Ord. NO. 3337 in addition to a copy of the <br /> Grant Deed and an estimate for the required frontage <br /> improvements . The estimate shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing on a <br /> form to be supplied by the Public Works Department and <br /> submitted to the Public Works Department for approval . As an <br /> option the Department of Public Works will prepare the <br /> drawing and estimate for an additional fee of $100.00 . ) <br /> 6 . Terminal drainage shall be required . Improvements , <br /> restrictions, and permits shall be as required by State <br /> Reclamation Board , State Department of Fish and Game, and <br /> Regional Water Quality Control Board for discharging storm <br /> drainage into North Little Johns Creek. <br /> RECOMMENDED CONDITIONS : <br /> ,/' 1 . A "Will Serve" letter from City of Stockton for the sanitary <br /> sewer connection and water service shall be required . <br /> 2 . The developer shall agree to participate and share in the <br /> cost of the study for Arch-Sperry Specific Road Plan , to <br /> dedicate the required right-of-way for the Arch-Sperry <br /> Specific Road Plan, and to participate in an Area of Benefit, <br /> Mello-Roos, or other financing mechanism to construct the <br /> improvements for the Arch-Sperry Specific Road Plan. <br /> c : Manuel Lopez <br /> Deputy Director/Development <br />
