No outdoor storage is permitted. <br /> e. Landscaping: <br /> Planter areas shall contain shrubs and/or living ground <br /> cover. Concrete, asphalt , and any surface material <br /> including rocks or bark are not acceptable. <br /> Planters adjacent to Ideal Parkway shall contain <br /> shrubbery or mounding not to exceed three feet in <br /> height. Trees must be trimmed the first six feet in <br /> height to allow for sight distance. <br /> Details of a landscaping and irrigation plan shall be <br /> shown on the Improvement Plan. As an alternative, three <br /> copies of a separate landscaping and irrigation plan <br /> shall be submitted to the Director. In either case, <br /> landscape details shall include a key showing size, type, <br /> number, and spacing of all proposed plantings. Details <br /> of an automatic and timed sprinkler system shall be <br /> shown. All approved landscaping and sprinklers shall be <br /> in place prior to issuance of an occupancy permit. <br /> Landscaping shall be permanently maintained by the <br /> property owner. <br /> NOTE: Comments from the Office of the Sheriff-Coroner, County <br /> of San Joaquin are attached. <br />
