Item No. 3 <br /> PC: 5-19-88 <br /> SA-88-31 <br /> Page 7 <br /> CONDITIONS OF APPROVAL <br /> Unless otherwise specified, all conditions of approval shall be <br /> complied with prior to the initiation of the use . <br /> 1 . Department of Public Works : <br /> a. An Improvement Plan, prepared by a Civil Engineer , showing <br /> drainage, driveway access details, on-site parking, and <br /> grading shall be submitted to the Department of Public <br /> Works for approval . An on-site drainage pond is required. <br /> b. A 10-foot-wide roadway dedication is required on McKinley <br /> Avenue along the frontage of APN 195-270-09 and 23 . <br /> c . The frontage improvements for McKinley Avenue shall be <br /> constructed in conformance with the standards for one-half <br /> of a 60-foot-wide right-of-way street . The construction <br /> of the frontage improvements may be deferred at the option <br /> of the Department of Public Works , in which event the <br /> owners shall execute a Deferred Frontage Improvement <br /> Agreement prior to approval of the Improvement Plan and <br /> issuance of a Building Permit . <br /> d. An Encroachment Permit shall be required for work within <br /> the road right-of-way. <br /> 2 . Local Health District : <br /> a. The existing well is to be destroyed under permit and <br /> inspection by the Health District , and connection to <br /> public water is required. <br /> b. The existing septic tank is to be properly destroyed. <br /> Construct a new disposal system, sized for the number of <br /> employees proposed, under a permit and inspection by the <br /> Health District . <br /> c . The existing swimming pool is to be properly abandoned to <br /> prevent a hazard or nuisance. <br /> d. The parking of garbage trucks must comply with one of the <br /> following: <br /> Either : <br /> ( 1 ) The garbage trucks must be clean, with a letter in our <br /> file of the approved wash facility being used. <br />
