PC: 10-1-92 <br /> UP-92-12 <br /> following conditions: <br /> (a) The proposed accessory use or structure involves less than a twenty-fire (25) percent <br /> increase in floor area covered by the existing principal use type; and <br /> (b) The proposed accessory use or structure involves less than a ten (10) percent Increase <br /> in the overall site area covered by the existing use type; and <br /> (c) The proposed accessory use or structure, in the opinion of the Director, will not have a <br /> substantial, adverse effect on adjacent property; and <br /> (d) The proposed accessory use or structure will comply with existing requirements of <br /> agencies having jurisdiction and any other appropriate regulatory agency; or <br /> (e) Where conditions in Subsections (a) through (d) of this Section are not met, the level of <br /> review for the accessory use or structure shall be the same as the level of reveiw required <br /> for the primary use or structure. <br /> The Development Services Division has determined that the proposed auctions are compatible <br /> with the above conditions. <br /> AREAINEIGHBORHOOD COMPATIBILITY: <br /> Land Use: <br /> Directly north of the site is a 10-acre agricultural parcel with a residence. The residence Is <br /> approximately 200 feet from the site. To the east is a cemetery. South of the site, across Lone <br /> Tree Road, is a women's club. Farther south, across French Camp Road and the T. &S. Railroad <br /> tracks, is a fruit stand. West of the site is agriculture. <br /> Traffic: <br /> The five to twenty customers per shift that this project is expected to generate should not have <br /> a significant impact on existing traffic at the five comers. <br /> Access and Parking: <br /> The site is fenced around the entire perimeter with one gate on Jack Tone Road and one gate <br /> on Lone Tree Road. The gate on Jack Tone Road will serve as the primary access for the <br /> business. The gpte on Lone Tree Road will be removed. The driveway on Jack Tone Road will <br /> be paved, and the gate will be set back a minimum of 16 feet from the edge of the traveled <br /> roadway. <br /> The applicant is proposing four paved parking spaces. In addition to the proposed paved area, <br /> it Is recommended that an additional area of at least 2,000 square feet be paved for the <br /> maneuvering of autos and trucks with trailers. It is also recommended that temporary parking for <br /> auctions be shown on the improvement plan. It is recommended that a minimum of ten spaces <br /> -10- <br />
