UP-92-12 CONDITIONS OF APPROVAL Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of the use and the issuance of any building permits. This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval have been compiled with, (2) all necessary building permits have been secured and remain In force, and (3) all necessary permits from other agencies have been secured and remain in force. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance Requirements. Ordinance Requirements cannot be modified. 1. DEVELOPMENT SERVICES DIVISION: a. This permit shall be limited to farm machinery sales, agricultural sales of feed and grain, and the existing single-family residence as shown on the site plan. Commercial storage and/or repair is not allowed. b. An area for the storage of Inoperable equipment and an area for the repair of equipment shall be provided in the northeast comer of the site. The areas shall be screened by a sic-foot-high wooden fence. A concrete slab with a floor drain shall be provided for the maintenance area. Only minor repairs of the owner's equipment Is permitted and must be performed in the screened and paved maintenance area- C. reac. Four permanent parking spaces are required and shall be delineated. d. Ten temporary parking spaces for use during auctions shall be provided and shown on the Improvement Plan. Individual stalls are not required to be delineated in the temporary parking area e. All parking spaces and major circulation drive lanes shall be surfaced and permanently maintained with a minimum of two inches of asphalt over four Inches of compacted aggregate base. Bumper guards shall be provided when necessary to protect adjacent structures or properties. All other areas (including temporary parking for auctions, inoperable equipment and equipment display) shall be surfaced and permanently maintained with four inches of gravel. (Planning Title Section 9-4005.4(k)(6)) -Zevised by Plan Ing SIX FOOT WIDE Dmmission) A minimum Cera-foot-wide planting strip is required along adjacent streets. The strip shall be continuous except where crossed by driveways. g. All parking areas, driveways, and landscaping shall be completely installed prior to issuance of a Certificate of Occupancy. h. A trash enclosure shall be provided and designated on the Improvement Plan. The enclosure shall be designed to accommodate all trash receptacles and constructed on three sides with a solid wall and with a gate on the fourth side.
