Martin <br /> FROM: Charles Kelley, Senior Civil Enginee <br /> Public Services Division <br /> SUBJECT: UP-92-12 REVISED SITE PLAN to establish a farm equipment <br /> and agricultural sales yard, located NE. of Jack Tone and Lone Tree <br /> Rd. , NE. of Manteca. <br /> APPLICANT: Dan & Pat Van Groningen APN: 203-050-13 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. <br /> Jack Tone Road has an existing right-of-way width of 80 feet, and <br /> a planned right-of-way width of 84 feet. <br /> Lone Tree Road has an existing right-of-way width of 40 feet, and <br /> a planned right-of-way width of 50 feet. <br /> RECOMMENDATIONS: <br /> 1. Dedication to result in a 25-foot wide right-of-way from the <br /> centerline of Lone Tree Road to the property line shall be <br /> required along the frontage of APN 203-050-13 with a 30' x 30' <br /> corner cut-off (snipe) at Jack Tone Road. <br /> (Planning Title Section 9-2123) <br /> 2 . The frontage improvements for Jack Tone Road shall be <br /> constructed in conformance with standards for one-half of an <br /> 84-foot right-of-way rural arterial street.
