To Development Committee
From: Harry Islas
Sub : UP-89-13 , Flying J
Date : 1-11-89
Page : - 2 -
Plan project may be expanded to include this project . In either
event , the processing timeline for this project would be
controlled by the Specific Plan project schedule .
Development Services :
The site is located within the boundaries of the `.'tockton Urban
Center , an urban center within an incorporated area, for develop-
ment purposes. As such, the following service regulations would
apply to the project :
• Sewage disposal shall be by a wastewater treatment plant
provided by an existing agency;
• Water shall be provided by an existing agency; and
• Drainage shall be provided by a public terminal drainage
system.
Additional comments on the services issue will be provided at the
Development Committee meeting by the Department of Public Works
and the Environmental Health Division.
Land Use Compatibility:
The site may not be appropriate for components of the project
that would generate truck traffic . The additional areas required
for truck turning movements, lane storage, acceleration/decelera-
tion, and site ingress/egress would appear to be constrained by
the site ' s curvilinear frontage configuration along French Camp
Road. The site ' s proximity to the I-5 interchange might further
restrict truck circulation, especially if additional rights-of-
way are required for improvements to the interchange or for the
Arch-Airport/Sperry Road Specific Plan. In summary, staff
believes that non-truck-related uses would be more appropriate
for site development .
Additional public agency comments will be provided at the
Development Committee meeting.
HSI/blm
Attachments
cc: Flying J, Inc .
Nolte & Associates
