Located on the SW. corner of <br /> Bear Creek and Union Pacific Railroad, N. of Stockton. <br /> APPLICANT: Alpine Packing Co. APN: 084-080-02 , 01 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. <br /> The site access to public road (Lower Sacramento Road) via a 20 <br /> foot wide Wakefield Road which was abandoned in 1979 . <br /> THE FOLLOWING COMMENTS AND RECOMMENDATIONS ARE FORWARDED FOR YOUR <br /> CONSIDERATION, CONCERNING THE APPROVAL OF THIS APPLICATION. <br /> RECOMMENDATIONS: <br /> 1. The access road from Lower Sacramento Road shall be improved in <br /> accordance with the requirements of the Uniform Fire Code <br /> Section 10 . 207 , San Joaquin County Standards F-la, F-lb, F-lc, <br /> & R-17 , the Lincoln Fire District and the Stockton Fire <br /> District prior to issuance of the building permit. <br /> (San Joaquin County Ordinance No. 3622) <br /> 2 . Encroachment permit shall be required for work within road <br /> right-of-way. (Streets and Highway Title Section 10-3103) <br /> 3 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application. (The fee currently is $1, 102 . 00 <br /> per 1, 000 gross square foot of building as "Manufacturing" in <br /> in the Stockton area. If there is no building permit required, <br /> the fee will be exempt.
