CONDITIONS OF APPROVAL SA-89-38 4 - B's Unless otherwise specified, all conditions of approval shall be complied with prior to the issuance of any building permits. 1. PUBLIC WORKS DEPARTMENT a. An Improvement Plan, prepared by a registered Civil Engineer, showing drainage, driveway access details, on-site parking, existing and proposed utility services, and grading, shall be submitted to the Department of Public Works for approval. Terminal drainage will be required to Duck Creek. Retention pond will be required until Reclamation Board Permit is acquired and discharge to Duck Creek is complete. No construction will be allowed in Duck Creek right-of-way. b. Public sewer shall be provided by the City of Stockton and a permit shall be acquired from them with any fees necessary for hook-up. c. The frontage improvement for Loomis Road shall be constructed in conformance with the standards for one-half of a 60-foot right-of-way commercial street. The construction of the frontage improvements may be deferred at the option of the Department of Public Works, in which event the owner shall execute a Deferred Frontage Improvement Agreement prior to approval of the Improvement Plan (A $250.00 fee is required for processing per Ord. No. 3337 in addition to a copy of the Grant Deed and an engineer's estimate with a drawing of the required frontage improvements on a form to b-- supplied by the Public Works Department. ) d. An Encroachment permit shall be required for work within the road right-of-way. e. Public water will be required in accordance with the adopted County Development Policies for Urban Centers with Incorporated Areas when it becomes available, at which time the owner will be required to pay his proportionate share of fees for the service and formation of County Service Area for its maintenance.
