CONDITIONS OF APPROVAL <br /> SA-89-38 <br /> 4 - B's <br /> Unless otherwise specified, all conditions of approval shall <br /> be complied with prior to the issuance of any building <br /> permits. <br /> 1. PUBLIC WORKS DEPARTMENT <br /> a. An Improvement Plan, prepared by a registered Civil <br /> Engineer, showing drainage, driveway access details, <br /> on-site parking, existing and proposed utility services, <br /> and grading, shall be submitted to the Department of <br /> Public Works for approval. Terminal drainage will be <br /> required to Duck Creek. Retention pond will be required <br /> until Reclamation Board Permit is acquired and discharge <br /> to Duck Creek is complete. No construction will be <br /> allowed in Duck Creek right-of-way. <br /> b. Public sewer shall be provided by the City of Stockton <br /> and a permit shall be acquired from them with any fees <br /> necessary for hook-up. <br /> c. The frontage improvement for Loomis Road shall be <br /> constructed in conformance with the standards for <br /> one-half of a 60-foot right-of-way commercial street. <br /> The construction of the frontage improvements may be <br /> deferred at the option of the Department of Public Works, <br /> in which event the owner shall execute a Deferred <br /> Frontage Improvement Agreement prior to approval of the <br /> Improvement Plan (A $250.00 fee is required for <br /> processing per Ord. No. 3337 in addition to a copy of the <br /> Grant Deed and an engineer's estimate with a drawing of <br /> the required frontage improvements on a form to b-- <br /> supplied by the Public Works Department. ) <br /> d. An Encroachment permit shall be required for work within <br /> the road right-of-way. <br /> e. Public water will be required in accordance with the <br /> adopted County Development Policies for Urban Centers <br /> with Incorporated Areas when it becomes available, at <br /> which time the owner will be required to pay his <br /> proportionate share of fees for the service and formation <br /> of County Service Area for its maintenance. <br />
