4 <br /> AMENDED CONDITIONS OF APPROVAL <br /> 4 - B' S <br /> SA -89 38 <br /> Unless otherwise specified , all conditions of approval shall be <br /> complied with prior to the issuance of any building permits . <br /> DEPARTMENT OF PUBLIC WORKS <br /> a. An Improvement Plan, prepared by a Registered Civil <br /> Engineer , showing drainage , driveway access details , on--site <br /> parking - existing and proposed utility services , and <br /> grading , shall be submitted to the Department of Public <br /> Works for approval . Terminal drainage will be required to <br /> Duck Creek . Retention pond will be required until <br /> Reclamation Board Permit is acquired and discharge to Duck <br /> Creek is complete. No construction will be allowed in Duck <br /> Creek right -o-17--way. <br /> b. Public sewer shall be provided by the City of Stockton when <br /> capacity is available , and a permit shall be acquired from <br /> them with any fees necessary for hook--up . A septic system <br /> will be allowed on an interim basis . <br /> C. The frontage improvement for Loomis Road shall be <br /> constructed in conformance with the standards for one-half <br /> of a 60-foot right-of•-wav commercial street . The <br /> construction of the frontage improvements may be deferred at <br /> the option of the Department of Public Works , in which event <br /> the owner shall execute a Deferred Frontage Improvement <br /> Agreement prior to approval of the Improvement Plan (A <br /> $250 . 00 fee is required for processing per Ord . No. 3337 in <br /> addition to a copy of the Grant Deed and an engineer s <br /> estimate with a drawing of the required frontage <br /> improvements on a form to be supplied by the Public Works <br /> Department ) . <br /> d . An Encroachment permit shall be required for work within the <br /> road right--of--way. <br /> e . Public water will be required in accordance with the adopted <br /> County Development Policies for Urban Centers with <br /> Incorporated Areas when it becomes available , at which time <br /> the owner will be required to pay his proportionate share of <br /> fees for the service and formation of County Service Area <br /> for its maintenance . <br />
