16 May 2012
AGE-NC Project No. 12-2113
Suite B.
• Possible unpermitted 'paint booth:' A plastic sheeting cordoned off area, believed
to be used to sand and/or paint vehicles, was noted within the shop of building 1350
Suite B. Additionally, the facility operating within this Suite (Capital Concessions &
Catering), does not appear to have a Hazardous Materials Management Plan
(HMMP) or Hazardous Materials Identification System (HMIS) on-file with the San
Joaquin County - Office of Emergency Services.
Based on the above RECs, AGE recommends that a limited subsurface investigation be
performed at the subject property, including a soil vapor survey and the collection of
several ground water samples. The following scope of work is proposed.
SCOPE OF WORK
AGE proposes to advance a total of six borings at the site for soil vapor and ground water
sample collection; three borings will be advanced at 1350 Scotts Avenue and three borings
will be advanced at 1400 Scotts Avenue. One boring will be advanced inside Unit B of each
building and the remaining borings will be advanced outside of the buildings. Borings
established inside the buildings will be advanced to approximately 5 feet below surface
grade (bsg); one boring outside of each building will be advanced to approximately 15 feet
bsg and one boring outside of each building will be advanced to approximately 40 feet bsg.
Boring locations may be modified in the field depending on site conditions. Approximate
boring locations are illustrated in Figure 2.
Soil samples will not be collected during boring advancement. Soil vapor samples will be
collected at 5 feet bsg in borings established inside of the buildings and at 5 feet and 15
feet bsg in the borings established outside of the buildings.Additionally, grab ground water
samples will be collected from one boring advanced outside of the building at 1350 and
1400 Scotts Avenue. Based on an ongoing groundwater investigation located at 821 South
Wilson Way (118 feet south-southeast of the property), estimated depth to ground water
at the subject property ranges between approximately 33 feet and 44 feet bsg.
Soil-vapor and grab ground water samples will be submitted to a California Department of
Public Health (CDPH)-Certified laboratory and will be analyzed for:
• Volatile organic compounds (VOCs) in accordance with EPA-method 82606;
Upon completion of the field work and receipt of laboratory analysis, a brief report will be
prepared. The report will be reviewed and signed by a California Professional Geologist.
Advanced GeoEnvironmental,Inc.
