CONDITIONS OF APPROVAL <br /> DC-89-1 <br /> PAGE TWO <br /> 2 . The development shall be screened from adjacent property uses <br /> by a solid , six ( 6 ) foot high fence along the sides and rear <br /> of the property . <br /> 3 . The Revised Site Plan shall accurately reflect the property <br /> lines contained in the Record of Survey required as a <br /> Condition of Approval for LA-89-48 . <br /> 4 . The trash enclosure shall be designed to accommodate all trash <br /> receptacles and constructed on three sides with a solid wall <br /> and gated on the fourth side . <br /> 5 . Main building setbacks shall be twenty ( 20) feet in the front <br /> and rear of the parcel and five ( 5 ) feet in the side yards . <br /> 6 . The distance between the two residential structures shall not <br /> be less than the height of the taller of the two structures . <br /> Provide building elevations on the Revised Site Plan. <br /> 7 . The attached dwelling units shall be offset a minimum of three <br /> (3) feet . <br /> 8 . All multi family units shall include an open balcony or a <br /> paved patio enclosed by a six ( 6) foot high fence either of <br /> which is at least one hundred ( 100 ) square feet in size . <br /> 9 . All driveways , parking and maneuvering areas shall be surfaced <br /> with a minimum of one and one-half ( 1 1 /2) inches of either <br /> concrete or asphaltic concrete over six ( 6) inches of rock <br /> base . <br /> 10 . Off-street parking shall be provided at the rate of at least <br /> two ( 2 ) spaces for each unit . One ( 1 ) of the required spaces <br /> must be covered . Parking spaces shall not be located in <br /> required front or side yards or access driveways . Parking may <br /> be provided in group garages or parking lots within one <br /> hundred and fifty ( 150) feet of the units to be served . <br /> 11 . All areas not used for buildings , structures , driveways , <br /> parking agriculture or recreation purposes , shall be <br /> landscaped . Such landscaping shall be permanently maintained . <br /> The ten ( 10 ) foot wide landscaped strip along Mokelumne Street <br /> shall be designed and installed in accordance with County <br /> landscaping requirements . <br />
