CONDITIONS OF APPROVAL DC-89-1 PAGE TWO 2 . The development shall be screened from adjacent property uses by a solid , six ( 6 ) foot high fence along the sides and rear of the property . 3 . The Revised Site Plan shall accurately reflect the property lines contained in the Record of Survey required as a Condition of Approval for LA-89-48 . 4 . The trash enclosure shall be designed to accommodate all trash receptacles and constructed on three sides with a solid wall and gated on the fourth side . 5 . Main building setbacks shall be twenty ( 20) feet in the front and rear of the parcel and five ( 5 ) feet in the side yards . 6 . The distance between the two residential structures shall not be less than the height of the taller of the two structures . Provide building elevations on the Revised Site Plan. 7 . The attached dwelling units shall be offset a minimum of three (3) feet . 8 . All multi family units shall include an open balcony or a paved patio enclosed by a six ( 6) foot high fence either of which is at least one hundred ( 100 ) square feet in size . 9 . All driveways , parking and maneuvering areas shall be surfaced with a minimum of one and one-half ( 1 1 /2) inches of either concrete or asphaltic concrete over six ( 6) inches of rock base . 10 . Off-street parking shall be provided at the rate of at least two ( 2 ) spaces for each unit . One ( 1 ) of the required spaces must be covered . Parking spaces shall not be located in required front or side yards or access driveways . Parking may be provided in group garages or parking lots within one hundred and fifty ( 150) feet of the units to be served . 11 . All areas not used for buildings , structures , driveways , parking agriculture or recreation purposes , shall be landscaped . Such landscaping shall be permanently maintained . The ten ( 10 ) foot wide landscaped strip along Mokelumne Street shall be designed and installed in accordance with County landscaping requirements .
