8.0 CONCLUSIONS
Dames & Moore conducted an Environmental Assessment of the Spaulding Equipment
Company located at 485 East Roth Road, French Camp, California for The Hertz Corporation
(Hertz)., to evaluate the potential for a Recognized Environmental Condition to exist on the
subject property from onsite or offsite activities. Dames & Moore's conclusions are presented
below.
8.1 ONSITE RECOGNIZED ENVIRONMENTAL CONDITIONS
Onsite Recognized Environmental Concerns could possibly be associated with past
undocumented discharges to the septic tank system. Because no information was available for
the groundwater quality pumped for the onsite supply well, concerns associated with this could
not be evaluated.
8.2 OFFSITE RECOGNIZED ENVIRONMENTAL CONDITIONS
Several properties within a 1-mile radius of the subject property have been identified as having
released gasoline or other hazardous substances to the soil or groundwater. These facilities are
outlined below:
' H & M Transport at 707 East Roth Road is located less than 0.25 miles east (crossgradient) of
the subject property. According to the database, the facility discharged acid to an onsite pond.
Samples were collected and indicated the presence of phosphates and sulfates. The EDR
database identified the state status of the facility as not reported and undergoing site screening.
The site has been referred to the Regional Water Quality Control Board. Based on this
information, the facility has a moderate potential to impact the subject property.
Agri-Feeds Inc. at 755 East Roth Road is located less that 0.25 miles east (crossgradient) of the
subject property. According to the database, an unregulated drywell at the site was contaminated
by blowdown from a process boiler. The EDR database lists the state status of the factuality as
not reported and referred to the Regional Water Quality Control Board. Based on this
information, the facility has a moderate potential to impact the subject property.
8.3 ASBESTOS-CONTAINING MATERIALS
Based on the approximate date of construction of the facility improvements, 1987, it is unlikely
that asbestos-containing building materials currently exist on site.
8.4 RADON
Dames & Moore reviewed radon testing for San Joaquin County published in the "State of
• California Department of Health Services, California Statewide Radon Survey, Interim Results,
1990". The survey indicates radon was measured in 30 locations within San Joaquin County.
JA05930191VESA.doc 17
