CONDITIONS OF APPROVAL <br /> ZAGARIS MANAGEMENT <br /> SU-87-14 <br /> All conditions, unless otherwise noted, shall be met prior to <br /> filing of the final map. <br /> 1 . Planning Division: <br /> a. During the construction phase of the project , a physical <br /> barricade shall be erected and maintained coincidental to <br /> the drip line of all oak trees . No construction related <br /> activities shall be allowed within the drip line area, <br /> including but not limited to vehicular parking or material <br /> storage . This condition shall be included on the grading <br /> plan. <br /> b. In lieu of conveyance of park land to the County, as <br /> prescribed in Section 9-9261 of the Planning Title, the <br /> developer shall contribute fees of equivalent value as <br /> defined in Section 9-9264 and approved by the County <br /> Director of Parks and Recreation at the time of final map <br /> approval ; or arrangements approved by County Counsel for <br /> the payment of fees shall be made prior to final map <br /> approval . <br /> c . Pursuant to Section 9-9410 of the Planning Title, the sub- <br /> divider shall provide fencing along any public roadway to <br /> which access is prohibited. Said fencing shall consist of <br /> a solid masonry wall incorporating noise attenuation <br /> measures on Lots 16 and 17 along Eight Mile Road. A split <br /> rail or pole type fence shall extend along the remaining <br /> portion of the property abutting Eight Mile Road to assure <br /> compliance with the nonaccess requirement . <br /> d. No residential construction shall occur on Lots 9, 10 , 11 , <br /> 19 , 20, and 21 within 193 feet from the roadway edge of <br /> Eight Mile Road (65 decibel community noise equivalent <br /> level of 163 feet, plus minimum rear yard setback in an <br /> RR-65 zone of 30 feet) . A preliminary copy of the sub- <br /> division' s required Public Report shall be submitted to <br /> the Planning Director for review and approval and shall <br /> include this information. <br /> e. Property owners shall be responsible for paying developer <br /> fees to the Lodi Unified School District prior to the <br /> issuance of a building permit . A preliminary copy of the <br /> subdivision' s required Public Report shall be submitted to <br /> the Planning Director for review and approval and shall <br /> include this information. <br /> f . All required public improvements shall be conveyed to the <br /> agencies responsible for their operation and maintenance <br /> upon completion and acceptance by the County. <br /> Conditions of Approval - 1 - ( SU-87-14) <br />
