2 . Department of Public Works: <br /> a. All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the County of <br /> San Joaquin. <br /> b. All improvement plans and specifications must be approved <br /> by the County of San Joaquin Department of Public Works <br /> prior to approval of the final map. <br /> c . If improvements referred to herein are not completed prior <br /> to the approval of the final map, the subdivider shall <br /> execute an agreement with the County of San Joaquin which <br /> insures the completion of improvements within one ( 1 ) year <br /> after filing the final map. <br /> d. All interior streets shall be dedicated and improved in <br /> accordance with the 50-foot right-of-way rural street <br /> standards, and Oakwilde Avenue shall be a 60-foot right- <br /> of-way street . <br /> e. Eight Mile Road shall be dedicated and improved on the <br /> subdivision side in compliance with County standards of an <br /> 84-foot right-of-way street . Quashnick Road shall be <br /> dedicated and improved on the subdivision side in <br /> compliance with County standards of a 60-foot right-of-way <br /> street . <br /> f . Access to Eight Mile Road from Lots 9 , 10 , 11 , 16, 17 , 19 , <br /> 20, and 21 shall be restricted. Access rights shall be <br /> dedicated to San Joaquin County by certificate on the <br /> final map. <br /> g. Terminal drainage shall be provided. The acceptance or <br /> approval by the County of the drainage system does not <br /> relieve the subdivider or his engineer of the respon- <br /> sibility of providing an adequate drainage system. <br /> h. The design and construction of the terminal drainage faci- <br /> lities shall include supplemental capacity for the benefit <br /> of properties not within the subdivision. The drainage <br /> shed area to be included as supplemental capacity shall be <br /> bounded by Eight Mile Road on the north, East Highway 99 <br /> Frontage Road on the west , Quashnick Road on the south, <br /> and the Central California Traction Company Railroad on <br /> the east . The subdivider shall prepare an area of benefit <br /> to be established by the County for the supplemental <br /> improvements to be constructed by the subdivider . <br /> i . A public water system shall be provided prior to approval <br /> of the final map. The water system or methods shall con- <br /> form to the requirements of the Local Health District and <br /> the Department of Public Works . An adequate water supply <br /> for fire protection shall be installed in conformance with <br /> the requirements of the County Fire Warden and the <br /> Waterloo-Morada Rural Fire District . <br /> Conditions of Approval - 2 - (SU-87-14) <br />
