Any land or improvements to be dedicated to the County are <br /> consistent with the General Plan because additional dedica- <br /> tions are proposed for Quashnick Road in order to meet County <br /> standards. <br /> 9. The design of the subdivision provides, to the greatest <br /> extent feasible, for the future passive or natural heating <br /> opportunities in the subdivision because all parcels are of <br /> sufficient size to provide flexibility in siting homes for <br /> solar orientation. <br /> 10. The design of the subdivision provides for access to adjacent <br /> undeveloped areas designated for residential development <br /> because two streets are stubbed at the eastern boundary of <br /> the proposed development (E1 Sanjon Drive and E1 Greco <br /> Drive) , and two streets are stubbed at the western boundary <br /> of the proposed development (La Loma Way and Los Cerritos <br /> Drive) . <br /> PROJECT DESCRIPTION <br /> The proposed project is to divide one existing 110. 6-acre parcel <br /> into 66 single-family residential lots, with one additional par- <br /> cel utilized as a well site and for the location of a storm <br /> drainage pump. The lots are proposed to conform to the RR-65 <br /> (Rural Residential , 65-thousand square feet minimum net lot area) <br /> zoning district , with the smallest lot planned to be 65,000 <br /> square feet and the largest lot planned to be 69,000 square feet . <br /> Oakwilde Avenue, running in a north-south manner from Quashnick <br /> Road to Eight Mile Road, is proposed as a 60-foot right-of-way <br /> with 40 feet of paving and the balance as a shoulder. All other <br /> subdivision streets are proposed as 50-foot rights-of-way with 32 <br /> feet of paving and the balance as shoulder (refer to tentative <br /> map) . <br /> Public services and facilities are proposed to be provided by a <br /> community well for water, individual septic tanks for sanitary <br /> sewer, terminal drainage, and Pacific Gas and Electric Company <br /> for electrical power and natural gas . Fire protection would be <br /> provided by the Waterloo-Morada Rural Fire Protection District, <br /> with police protection by the San Joaquin County Sheriff ' s <br /> Department . <br /> This subdivision has been filed under the Vesting Tentative Map <br /> provisions of the Planning Title (Section 9-9114) .
