Item No. 3
PC: 3-19-87
SU-87-14
Page 7
identified in the Initial Study have already been discussed in
the preceding text ; they include ( 1 ) adequate drainage, (2 ) water
supply, (3) adequacy of septic systems, and (4) noise impact
along Eight Mile Road. Additionally, the Initial Study iden-
tified a possible problem of the development ' s potential for
aggravating the already overcrowded Lodi Unified School District .
This issue has already been detailed in this report . The Initial
Study did raise two other issues not yet discussed: ( 1 ) the
existence of four mature specimen oak trees in the northwest
corner of the parcel , and (2) the need for additional park faci-
lities. The first , the issue of the oak trees, is important from
a historical as well as an aesthetic point of view. As few
stands of these mature native oaks remain in San Joaquin County,
a provision for the preservation of these trees will be included
as one of the conditions of approval recommended by the Planning
Division. The second, the need for additional park facilities,
will also be addressed by a condition of approval from the
Planning Division, via the payment by the developer of in-lieu
fees. The Initial Study prepared for this application did not
identify any significant environmental effects. on this basis, a
Negative Declaration has been prepared for the Commission' s
approval.
