Item No. 6
STAFF REPORT -2-
MORADA NORTH - STORM DRAINAGE
AND WATER MASTER PLANS
MASTER PLAN BOUNDARY:
The Master Plan boundary includes all of the properties generally
bound by Eight Mile Road at the north, State Route 99 E. Frontage
Road at the west, Quashnick Road at the south, and Central
California Traction Railroad lines at the east. The master plan
area consists of approximately 284 acres .
MASTER PLAN FOR WATER SYSTEM:
The proposed Water System Master Plan is designed to provide
adequate fire protection and domestic demand based on current
zoning of rural residential (RR-65 ) in the study area. The
proposed system consists of four ( 4 ) well systems, water
distribution lines of 6" and 8" in size, and fire hydrants . The
layout of the system is base on the approved tentative map of the
Morada Estates North Subdivision street pattern and its extension
for future developments . An emergency interconnect will be
provided to connect to the existing Wilkinson Manor Water system.
MASTER PLAN FOR STORM DRAINAGE SYSTEM:
The proposed storm drainage master plan will amend the adopted
1973 master plan for the study area. The revisions are on the
layout of the storm drainage collection system and terminal
outlet to Mosher Slough. The proposed master plan will conform
to the intent of the previously adopted master plan.
The system, in general, consists of detention pondsistorm
drainage collection lines for property within the study area, a
storm pumping plant, and outlet facilities to Mosher Slough. The
collection lines vary in size from 12" to 72" with the larger
pipe located within the Morada Estates North Subdivision. The
pumping plant is located at the southeast corner of the Morada
Estates North Subdivision. An 18" force main will convey storm
water from a pumping plant along Quashnick Road and California
Traction Company Railroad property south to Mosher Slough.
IMPLEMENTATION FOR MASTER PLAN:
The storm drainage and water master plans will be presented to
the County Planning Commission and Board of Supervisors for
approval . A great portion of the facilities installation will be
incorporated with the development of the Morada Estates North
Subdivision. The balance of the facilities will be constructed
as the adjacent properties develop.
