Item No. _ 2 <br /> PC : 8-18-88 <br /> UP-88-34 <br /> Page 5 <br /> the Department of Public Works have recommended Conditions of <br /> Approval for sewage disposal . The Health District recommends <br /> that the applicant construct individual sewage disposal systems <br /> under a permit and inspection prior to occupancy. In additon, <br /> a Department of Public Works condition recommends that public <br /> sewer service be provided when services become available, as <br /> defined by adopted standards . <br /> Water Supply: <br /> The applicant proposes to provide water from an existing pri- <br /> vate well . The Health District notes that a public water <br /> system is required in the event that the number of service con- <br /> nections exceeds four or the number of individuals or nonresi- <br /> dents exceeds 24 for at least 60 days in a given year . The <br /> Department of Public Works recommends that a public water <br /> system connection be provided when services beocome available, <br /> as defined by adopted standards . <br /> Storm Drainage : <br /> The applicant proposes to discharge storm water runoff into an <br /> on-site storm pond. For the truck wash facility, the applicant <br /> proposes a separate evaporation pond. The Health District <br /> notes that floor drains in the proposed buildings must be <br /> plumbed through a sand/oil separator and discharged to an <br /> above-ground evaporation pond that is lined or sealed with <br /> material approved by the Health District . On-site drainage <br /> facilities are subject to Improvement Plan approval by the <br /> Health District and the Department of Public Works. <br /> HAZARDS/CONSTRAINTS TO DEVELOPMENT : <br /> Flooding: <br /> The Department of Public Works states that the site is subject <br /> to inundation from a 100-year flood to an elevation of +17 feet <br /> (NGVD) . Site development will be subject to the flood preven- <br /> tion regulations of the Planning Title. <br /> Proximity to the Stockton Metropolitan Airport : <br /> The Council of Governments notes that the project site is <br /> located within the Stockton Metropolitan Airport ' s area of <br /> influence . The site is southwest of the runways and just out- <br /> side of the conical imaginary boundary. The Council recommends <br /> that bird hazards be considered in the retention pond design <br /> and that any communication towers follow established FAA guide- <br /> lines for height and marker beacon requirements. <br />
