CONDITIONS OF APPROVAL <br /> SA- 89-9 <br /> Rick & Diane Burgess <br /> Unless otherwise specified , all conditions of approval shall <br /> be complied with prior to the issuance of any building <br /> permits . <br /> 1 . BUILDING DIVISION <br /> a. The following Uniform Building Code and San Joaquin <br /> Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal <br /> to the Building Inspection Division: <br /> 1 ) The proposed building shall be divided into areas <br /> less than 6 ,000 square feet by area separation <br /> walls . <br /> 2) The existing structure exceeds the allowable floor <br /> area permitted by the Uniform Building Code for a <br /> B2 occupancy. <br /> b. A grading plan shall be submitted and approved and a <br /> grading permit issued by the Building Inspection <br /> Division prior to performing any excavation or filling <br /> of earth material : <br /> 1 ) A grading plan shall contain the information <br /> listed in the U.B. C . , Appendix , Chapter 70 , <br /> Section 7006(d ) . <br /> 2) The grading plan shall include complete drainage <br /> details and elevations of the adjacent parcels . <br /> Retaining wall details shall be submitted where <br /> applicable . <br /> 3) Grading in excess of 5 ,000 cubic yards shall <br /> comply with Section 7014 for "Engineered Grading <br /> Requirements . " <br /> 4 ) All recommendations of the soils engineer shall be <br /> incorporated in the grading plans . <br /> 5 ) All compaction reports must be submitted prior to <br /> a foundation inspection. <br />
