SA- 89-9 Page Two 2 . PUBLIC WORKS DEPARTMENT a. An Improvement Plan , prepared by a Registered Civil Engineer , showing drainage , driveway access details , on-site parking , and grading , shall be submitted to the Department of Public Works for approval . Existing drainage pond for Rosegate Terrace shall be enlarged for the development and calculations shall be submitted for approval . b. The developer shall agree to pay his proportionate share of the Lathrop Area of Benefit No. 6 drainage fees , which amounts to $ 1 , 000 . 00 per acre . C. The developer shall agree to participate in an Area of Benefit for the oversizing of storm drainage system. d . Encroachment permit shall be required for work within road right-of-way. 3 . LOCAL HEALTH DISTRICT a. Connection to an approved public water supply system is required along with a letter from the water supplier stating that they have the capacity to serve the development and that the system meets State standards prior to recording the final map. b. Connection to a public sewer system is required along with a will serve letter from the sewer district stating that they have the capacity to serve the proposed project prior to recording the final map . 4 . MANTECA-LATHROP FIRE DISTRICT a. Access and Fire Protection Appliances per Uniform Fire Code , National Fire Protection Agency and Local Sprinkler Code requirements as required . b. Owner/developer shall meet with the Fire Chief to discuss impacts that the project will add to the Fire Departments ability to provide life safety and property service levels . Fees developed by the Fire District to mitigate the impacts shall be agreed upon by the owner/developer prior to issuance of any building permits . Owner/developer shall be provided with a contract and fee findings by the Fire District . NOTE : A copy of the letter received from the District in response to this application is enclosed for your information .
