SA-89-9 <br /> Page Four <br /> g . All fencing and landscaping improvements shall be <br /> installed and completed as a part of Phase I <br /> construction . A note to that effect shall be included <br /> on the Improvement Plan. <br /> h. Details of a landscaping and irrigation plan shall be <br /> shown on the Improvement Plan. As an alternative , <br /> three copies of a separate landscape and irrigation <br /> plan shall be submitted to the Director . In either <br /> case , landscape details shall include a key showing <br /> size , type , number , and spacing of all proposed <br /> plantings . Details of an automatic and timed sprinkler <br /> system shall be shown. All approved landscaping and <br /> sprinklers shall be in place prior to issuance of an <br /> occupancy permit . Landscaping shall be permanently <br /> maintained by the property owner. <br /> Landscaped areas shall be planted in the following <br /> manner : <br /> Trees : Spaced not to exceed 25 feet on center at a <br /> ratio of 25 %- 15 gallons , 50%-5 gallons , 25 %- 1 gallon. <br /> Shrubs : Spaced not to exceed 10 feet on center at a <br /> ration of 20%-5 gallons , 80%- 1 gallon . <br /> Groundcover : 100% coverage . <br /> i. Signage details shall be submitted to the Planning <br /> Director for approval prior to inclusion in the <br /> Improvement Plan . Project advertising shall be limited <br /> to two wall mounted signs , one each on Harlan Road and <br /> "J" Street . <br /> j . A trash enclosure location shall be designated on the <br /> Improvement Plan. The enclosure shall be designed to <br /> accommodate all trash receptacles and constructed on <br /> three sides with a solid wall and gated on the fourth <br /> side . <br /> k. All new construction shall have the lowest floor <br /> elevated to at least one ( 1 ) foot above the one hundred <br /> ( 100) year flood elevation as described in Section <br /> 9- 10325 of the Planning Title . As an alternative <br /> non-residential construction may be floodproofed in <br /> accordance with Section 9-10325(a) ( 3) (c) . <br />
