SA-89-9 Page Four g . All fencing and landscaping improvements shall be installed and completed as a part of Phase I construction . A note to that effect shall be included on the Improvement Plan. h. Details of a landscaping and irrigation plan shall be shown on the Improvement Plan. As an alternative , three copies of a separate landscape and irrigation plan shall be submitted to the Director . In either case , landscape details shall include a key showing size , type , number , and spacing of all proposed plantings . Details of an automatic and timed sprinkler system shall be shown. All approved landscaping and sprinklers shall be in place prior to issuance of an occupancy permit . Landscaping shall be permanently maintained by the property owner. Landscaped areas shall be planted in the following manner : Trees : Spaced not to exceed 25 feet on center at a ratio of 25 %- 15 gallons , 50%-5 gallons , 25 %- 1 gallon. Shrubs : Spaced not to exceed 10 feet on center at a ration of 20%-5 gallons , 80%- 1 gallon . Groundcover : 100% coverage . i. Signage details shall be submitted to the Planning Director for approval prior to inclusion in the Improvement Plan . Project advertising shall be limited to two wall mounted signs , one each on Harlan Road and "J" Street . j . A trash enclosure location shall be designated on the Improvement Plan. The enclosure shall be designed to accommodate all trash receptacles and constructed on three sides with a solid wall and gated on the fourth side . k. All new construction shall have the lowest floor elevated to at least one ( 1 ) foot above the one hundred ( 100) year flood elevation as described in Section 9- 10325 of the Planning Title . As an alternative non-residential construction may be floodproofed in accordance with Section 9-10325(a) ( 3) (c) .
