The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 128 to 133 feet above mean sea level. The Site is relatively flat <br /> (Plate 3). <br /> According to the San Joaquin County District Viewer (www.sjmap.org), the Site is zoned <br /> AG-40, General Agriculture with a minimum parcel size of 40 acres. This zoning <br /> designation "is established to preserve agricultural lands for the continuation of <br /> commercial agriculture enterprises." <br /> Previous Studies <br /> Chesney Consulting completed a Nitrate Loading Study Soil Suitability Study for the <br /> property in 2006 and an addendum to that report in 2012. <br /> Existing and Proposed Septic Tank Usage <br /> Existing Septic System <br /> One septic system is currently located on the Site to serve the existing house and <br /> winery (Plate 2). <br /> Proposed Septic System <br /> Mr. Violante indicated that the existing septic system was intentionally oversized when it <br /> was constructed; he does not believe any additions to the system will be required. <br /> On-Site Septic Permit History <br /> The San Joaquin County Environmental Health Department septic permit files were <br /> searched for the Site address. Three septic permits were identified: <br /> • December 2004 permit for addition to residential system. It appears that a new <br /> 1,600-gallon tank and a 100-foot leach line were added to the existing system. <br /> • April 2006 permit for commercial system (serves house as well). The system <br /> utilizes a 2,000-gallon septic tank and a 1,200-square foot filter bed. The permit <br /> notes that the previous residential system was "to be disconnected and remain <br /> for future if needed." <br /> • August 2007 permit for 2,000-gallon tank to collect winery process wastewater <br /> prior to land application. Attached to the permit is a letter from the California <br /> Regional Water Quality Control Board discussing land application of winery <br /> wastewater. <br /> These permits have been included in Appendix 4 of this report. <br /> LOGE 20-19 Page 2 <br />
