SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by George Violante to <br /> conduct a Soil Suitability Study and Nitrate Loading Study for the property located at <br /> 8338 West Linne Road, Tracy, California. <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study and Nitrate Loading Study were conducted to determine <br /> whether the soils are suitable for use with a septic system, as well as to estimate if the <br /> use of septic systems will impact ground water quality. The study was performed <br /> according to the requirements of Section 9-1105.2(d) of the San Joaquin County <br /> Development code. <br /> Proposed Development <br /> The existing house on the Site has been damaged in a fire. Mr. Violante intends to <br /> rebuild the house with six bedrooms. Windmill Ridge Winery is also located on the <br /> property. The home and winery share an existing filter bed septic system. <br /> Mr. Violante took over operation of the winery from the Bill and Stephanie Prioste in <br /> 2014 and is currently negotiating to purchase the property. <br /> The winery on the Site has been discussed in Site Approval PA-0500468 and Site <br /> Improvement Plan PA-14000160. PA-0500468 was "a Site Approval application for a <br /> small winery, consisting of a 3,300 square foot building used for production and wine <br /> tasting." In 2012, a Revision to Actions (S00009399) allowed for 36 marketing events <br /> per year with a maximum attendance of 100 people per event. In 2014, Site <br /> Improvement Plan PA-1400160 limited the marketing events at the winery to 20. <br /> Site Description <br /> The Site is defined as Assessor's Parcel Number (APN) 253-210-30, approximately 3.8 <br /> acres in size. It is located at 8338 West Linne Road, Tracy (Plate 1). <br /> The house, the winery building, a few accessory structures, and a parking area are <br /> currently located on the Site; the remainder of the Site is vineyard. A domestic well and <br /> septic system serve the house and winery (Plate 2). <br /> LOGE 20-19 Page 1 <br />
