" <br /> ° This finding can be made because the proposed lots are <br /> oriented in a north-south direction so that buildings can <br /> utilize solar exposure to the south. <br /> PROJECT DESCRIPTION <br /> The proposed project is a 20 . 06-acre rural residential sub- <br /> division to be developed under the RR-65 (Rural Residential ; <br /> 65 ,000-square-foot minimum lot size) zoning district . <br /> The Hempstead Court subdivision consists of five lots, 1 . 5 acres <br /> in size; five lots in the 1 . 72- to 1 . 79-acre range ; and one <br /> 1 . 96-acre lot , for a total of 11 rural residential lots. A <br /> 15 ,000-square-foot storm drainage pond lot is also proposed. <br /> Lots No. 1 and 2 also include a lot line adjustment to recon- <br /> figure existing parcels (refer to Tentative Map) . <br /> Access for the subdivision is provided by a cul-de-sac street <br /> (Edna Court) from Koster Road. Lots 1 and 12 would also have <br /> access on Koster Road. Edna Court is proposed as a public street <br /> with a 50-foot right-of-way and a 32-foot-wide paved section. <br /> The total length of the cul-de-sac is approximately 1 , 000 feet . <br /> Each lot in the subdivision would be served by an individual well <br /> and septic system. Storm drainage would be accomplished through <br /> a collection system and a common storm drainage pond located on <br /> the south side of the subdivision between Lots No. 4 and 6 . <br />
