"The design of the subdivision or the type of improvements <br /> will not conflict with easements, acquired by the public at <br /> large, for access through or use of property within the pro- <br /> posed subdivision. " <br /> ° This finding can be made because the subdivision as <br /> designed will not conflict with any existing or proposed <br /> easements. <br /> 8. "Any land or improvements to be dedicated to the County are <br /> consistent with the General Plan. " <br /> ° This finding can be made because an appropriate dedication <br /> for a public street is proposed. <br /> 9. "The design of the subdivision provides, to the greatest <br /> extent feasible, for the future passive or natural heating <br /> opportunities in the subdivision. " <br /> ° This finding can be made because the proposed lots are <br /> oriented in a north-south direction so that buildings can <br /> utilize solar exposure to the south. <br /> Additional Findings for Street Design: <br /> 10. "The design of the subdivision provides for adequate access <br /> so that each lot within the subdivision may be reached by <br /> alternate routes. " <br /> ° This finding cannot be made because the subdivision design <br /> provides for a single cul-de-sac street with no access to <br /> adjacent properties. <br /> 11 . "The design of the subdivision provides for a cul-de-sac <br /> street which does not exceed 600 feet in length, unless <br /> existing physical conditions make such limitation of length <br /> impractical, nor does it serve more than twenty homes. " <br /> ° This finding cannot be made because the proposed cul-de-sac <br /> Is 1000 feet in length, and there are no physical con- <br /> ditions which make the length limitation impractical . <br /> PROJECT DESCRIPTION <br /> The proposed project is a 20.06-acre rural residential sub- <br /> division to be developed under the RR-65 (Rural Residential ; <br /> 65,000-square-foot minimum lot size) zoning district. <br />
