Attachment A <br /> Draft Conditions of the I-G Zone <br /> 1. Prior to the approval of any industrial use of the property <br /> the requirements of the State of California Department of Fish <br /> and Game and the U.S. Fish and Wildlife Service consistent <br /> with the State and Federal Endangered Species Acts with <br /> respect to the San Joaquin Kit Fox shall be met. <br /> 2 . Any industrial development shall be required to connect to the <br /> public water, wastewater treatment and drainage systems which <br /> serve the industrial area to the north of this project site <br /> (Safeway/Patterson Pass Business Park industrial complex) . <br /> 3 . Any industrial development of the parcels shall require <br /> dedication of Hansen Road from the northerly right-of-way line <br /> of the Southern Pacific Railroad to and across the frontage of <br /> the project site and improvements must be made to San Joaquin <br /> County Standards for a 60-foot right-of-way Local Industrial <br /> road from the beginning of the new construction to the site, <br /> including the bridge across the California Aqueduct. <br /> 4 . Prior to the approval of any industrial development, a traffic <br /> study will be required to determine if traffic signals are <br /> warranted at the intersection of Hansen Road and Schulte Road. <br />
