An Improvement Plan, showing drainage, driveway access <br /> details, on-site parking, existing and proposed utility <br /> services and grading, shall be submitted to the <br /> Department of Public Works for approval. Storm <br /> drainage shall be retained on-site, provisions shall be <br /> shown on the Improvement Plan. <br /> b. Encroachment permit shall be required for work within <br /> road right-of-way. <br /> C. The Traffic Impact Mitigation Fee will be required for <br /> this development. The fee is due and payable at the <br /> time of building permit application. (The fee <br /> currently are $796. 00 per 1, 000 gross square foot of <br /> building as "Manufacturing" , $2 , 083 . 00 per single <br /> family dwelling unit and $1, 365. 00 per multi family <br /> dwelling unit in the Tracy area. The fee shall be <br /> automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering <br /> News Record. ) <br /> 2 . PUBLIC HEALTH DIVISION <br /> a. Submit three sets of building plans for review by the <br /> Environmental Health Division. Plans shall include the <br /> design of the entire dairy facility (milking barn, <br /> corrals, free stall housing, shelter sheds, dry cow <br /> facilities, calf barns, and waste water ponds) . <br /> b. All liquid and solid dairy wastes from this operation <br /> are to be retained on the premises so as not to cause a <br /> nuisance or a health problem. <br /> C. The number of dairy animals per acre shall not exceed <br /> an amount which would preclude good waste management <br /> practices. Applicant is to contact the Central Valley <br /> Regional Water Quality Control Board regarding filing a <br /> Waste Management Report to be approved by Central <br /> Valley Regional Water Quality Control Board and the <br /> Environmental Health Division. <br /> d. Applicant must submit a manure management plan to the <br /> California Regional Water Quality Control Board, <br /> Central Valley Region and approved by them and the <br /> Environmental Health Division prior to development. <br />
