A preliminary copy of the Department of Real Estate Subdivision <br /> Report shall be submitted to the Planning Director which will <br /> inform first-time buyers of undeveloped subdivision parcels <br /> that several different types of development fees may be required. <br /> The report shall include the following statements: <br /> (a) The floor level of all residential structures shall be <br /> one foot above the 100-year flood elevation, as indicated <br /> by the best available information. <br /> (b) Development fees or school fees of an undertermined amount <br /> will be passed on to first-time purchasers. <br /> (c) A fire department contribution fee may be assessed at <br /> the time of building permit issuance. <br /> 2. That portion of Parcel 1 adjacent to Maharaja Drive on the <br /> west side of the proposed 16 foot paved driveway shall be land- <br /> scaped and provided with automatic and timed sprinklers. Details <br /> of the proposed landscaping and irrigation system shall be sub- <br /> mitted to the Planning Director prior to approval of the final <br /> map. <br />
