CONDITIONS OF APPROVAL <br /> SU-88-12 <br /> L. R. GANGADHARAN <br /> Unless otherwise specified, all conditions of approval must be <br /> fulfilled prior to the approval of a final map. <br /> 1 . Planning Division: <br /> a. A preliminary copy of the Department of Real Estate <br /> Subdivision Report shall be submitted to the Planning <br /> Director which will inform first-time buyers of undeve- <br /> loped subdivision parcels that several different types of <br /> development fees may be required. The report shall <br /> include the following statements : <br /> ( 1 ) The floor level of all residential structures shall be <br /> one foot above the 100-year flood elevation, as indi- <br /> cated by the best available information. <br /> ( 2 ) Development fees or school fees of an undetermined <br /> amount will be passed on to first-time purchasers . <br /> ( 3) A fire department contribution fee may be assessed at <br /> the timeof building permit issuance. <br /> (4) Homes located on Parcels 1 and 2 must be constructed <br /> to reduce noise levels to be consistent with the <br /> County Ordinance. <br /> ( 5 ) Either a circular driveway or other on-site develop- <br /> ment which would eliminate backing onto Lathrop Road <br /> shall be provided on Parcel 1 . <br /> b. The portion of Parcel 2 adjacent to Maharaja Drive shall <br /> be landscaped and provided with automatic and timed <br /> sprinklers. Details of the proposed landscaping and irri- <br /> gation system shall be submitted to the Planning Director <br /> prior to approval of the final map. <br /> c. In lieu of conveyance of park land to the County as <br /> prescribed in Section 9-9261 of the Planning Title, the <br /> developer shall contribute fees of equivalent value as <br /> defined in Section 9-9264 . Arrangements for the payment <br /> of said fees shall be approved by County Counsel prior to <br /> final map recordation. <br /> I <br /> I? d. The floor level of all residential structures shall be <br /> raised to one foot above the 100-year flood elevation, as <br /> indicated by the best available information. <br /> 2 . Department of Public Works : <br /> i, <br /> a. All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the County of <br /> Conditions of Approval - 1 - (SU-88-12 ) <br />
