San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department <br /> of Public Works prior to approval of the Final Map. <br /> b. If the improvements referred to herein are not completed <br /> prior to the approval of the Final Map, the subdivider <br /> shall execute an agreement with the County of San Joaquin <br /> which will ensure completion of improvements within one <br /> year after filing the Final Map. <br /> c . Maharaja Drive and Jonquil Drive shall be dedicated and <br /> improved to County standards of a 50-foot right-of-way <br /> street (urban) . Lathrop Road shall be dedicated ( 14 feet <br /> wide) and improved on the subdivided side to one-half of <br /> an 84-foot urban right-of-way street (the improvement <br /> shall be extended westerly across APN 195-122-11 if the <br /> owner dedicates the required right-of-way) . <br /> d. Improvements from Maharaja Drive along the north side of <br /> Sunrise Place shall be extended to join improvements <br /> constructed by Sunset Manor . <br /> e . The public sanitary sewer and water systems shall be pro- <br /> vided by the developer and served by the Lathrop County <br /> Water District . All required sanitary sewer and water <br /> system improvements shall be conveyed to the District upon <br /> completion and acceptance by the County. <br /> f . A terminal drainage system shall be provided to meet the <br /> requirements of the County and to provide adequate <br /> drainage for the development. The use of the Louise <br /> Avenue terminal line shall be supplemented with detention <br /> ponds. The storm drainage plan for the development shall <br /> conform to the Lathrop Storm Drainage Master Plan. The <br /> developer shall agree to pay his proportionate share of <br /> the Lathrop Area of Benefit No . 6 drainage fees , which <br /> amounts of $1 , 000. 00 per acre. <br /> g. Street lighting shall be provided for the interior streets <br /> within the development . <br /> h. The property shall annex to County Service Area No. 4 <br /> (Zone A) and the Lathrop Lighting District prior to accep- <br /> tance of the Final Map to provide for the operation and <br /> maintenance of storm drainage and street lighting facili- <br /> ties, respectively. <br /> i <br /> e i . The developer shall agree to and shall pay service fees <br /> for the street lighting and storm drainage services from <br /> the time the improvements are accepted by the County to <br />=� the end of the Fiscal Year , or up to a one year period, as <br />■? the case may be. <br /> j .
