Approve the Negative Declaration and direct the Clerk to file <br /> a Notice of Determination; and <br /> 2 . Approve Major Subdivision Application No . SU-88-12 for the <br /> Sunrise Place subdivision based on the Findings in the staff <br /> report and subject to the Conditions of Approval in the staff <br /> report . <br /> FINDINGS <br /> 1 . "The proposed map is consistent with applicable General and <br /> Specific Plans. " <br /> The proposed map is consistent with the residential poli- <br /> cies of the General Plan and with the Residential Low <br /> Density designation of the General Plan. <br /> 2 . "The design or improvement of the proposed division is con- <br /> sistent with applicable General and Specific Plans . " <br /> a. The number of lots proposed is within the density range <br /> allowed under the Residential Low Density designation of <br /> the General Plan. <br /> b. Adequate traffic circulation will be provided by the <br /> design and will , in fact , be enhanced. Maharaja Drive <br /> will provide a link between Wildflower Estates and Sunset <br /> Manor subdivisions. <br /> 3 . "The site is physically suited for the type of development . " <br /> The site is relatively flat and can accommodate the number <br /> of units as proposed. Units will be built at the required <br /> flood elevation or await levee reconstruction. <br /> 4 . "The site is physically suitable for the proposed density of <br /> development . " <br /> ° Public services (e.g. , sewage .disposal , water, storm <br /> drainage) are available to support the number of units pro- <br /> posed and because each lot in the proposed subdivision will <br /> meet the width, area, and setback requirements specified <br /> for the R1-U zone. <br />
