" <br /> ° Individual dwellings can be oriented to take advantage of <br /> solar heating and cooling opportunities . <br /> PROJECT DESCRIPTION <br /> The proposed project is to divide one 2 . 39-acre parcel into 10 <br /> single-family residential lots. The lots as proposed will con- <br /> form with the R1-U (Residential , Single-Family Urban) zoning <br /> district with a 6, 000-square-foot minimum lot size . The overall <br /> project density is 4 . 2 dwelling units per gross acre, which is <br /> consistent with the Low Density Residential General Plan density <br /> of two to six units per gross acre. <br />
