Item No. 2
PC : 9-1-88
SU-88-12
Page 3
A public street called Maharaja Drive is proposed to serve the
subdivision with access off of Sunrise Place and Jonquil Drive.
Parcel 1 will take access directly off of Lathrop Road. Maharaja
Drive is proposed with a 50-foot-wide right-of-way, a 32-foot-wide
paved section, and curb, gutter, and sidewalk on both sides of
the road.
Public services are proposed to be provided by the Lathrop County
Water District for water and sanitary sewer, County Service Area
No. 4 for storm drainage, and Pacific Gas and Electric Company
for electrical power and natural gas.
Fire protection is to be provided by the Manteca-Lathrop Fire
District , with police protection by the San Joaquin County
Sheriff ' s Department . The project site is within the Manteca
Unified School District .
Given the small size and shape of the subject site and the
existing area circulation system, and because the surrounding
property is already developed or in the process of developing,
there are few options available with respect to the configuration
of Parcel 2 . Staff had suggested that the applicant reconfigure
this parcel or try to acquire additional , adjacent property to
the west of Parcel 2 to enable the creation of a more easily
useable parcel . The applicant did explore these alternatives but
was unable to come up with a different parcel configuration.
This subdivision has been filed under the vesting tentative map
provisions of the Planning Title (Section 9-9114) .
