Item No. 2 <br /> PC : 9-1-88 <br /> SU-88-12 <br /> Page 6 <br /> FACILITIES/SERVICES : <br /> Schools • <br /> The project is within the Manteca Unified School District , <br /> which is currently experiencing overcrowding. The project is <br /> subject to the payment of development fees, which will aid but <br /> not provide sufficient funding for new facilities. As these <br /> fees may represent a sizeable amount of money and are not <br /> collected until issuance of building permits, this information <br /> should be included in the State Department of Real Estate ' s <br /> public report . <br /> The Manteca Unified School District has recently selected an <br /> additional 20-acre school site for a new elementary school to <br /> be located on the southeast corner of Louise Avenue and Airport <br /> Way. This new facility will tentatively be in use by September <br /> 1990 . <br /> Fire: <br /> A representative from the Manteca-Lathrop Rural Fire District <br /> has indicated that fire department contribution fees may go <br /> into effect in the near future. The amount of these fees is <br /> presently unknown, and they would be collected at the time of <br /> building permit issuance . <br /> HAZARDS/CONSTRAINTS : <br /> Flooding: <br /> The site is included in the revised flood hazard maps prepared <br /> by the Corps of Engineers. These maps indicate a proposed <br /> flood elevation of 17 .0 feet mean sea level in this area. The <br /> subject site ranges in elevation from 15 . 8 feet to 17 . 3 feet . <br /> An ordinance requirement is presently in place that will <br /> address this issue by requiring that the floor elevation of all <br /> living space be raised one foot above the flood elevation. <br /> ENVIRONMENTAL CONSIDERATIONS : <br /> The primary environmental issues as identified in the Initial <br /> Study have already been discussed in the preceding text ; they <br /> include ( 1 ) traffic , ( 2 ) flooding, and (3) overcrowded school <br /> facilities . Conditions of Approval have been developed or ordi- <br /> nance requirements are in place that will mitigate these environ- <br /> mental concerns to less than significant levels.
