Tom Walker -2- July 8 , 1988 <br /> COMMENTS ON DEVELOPMENTS <br /> 5 . The public sanitary sewer and water systems shall be <br /> provided by the developer and served by the Lathrop County <br /> Water District. All required sanitary sewer and water system <br /> improvements shall be conveyed to the District upon <br /> completion and acceptance by the County. <br /> 6 . A terminal drainage system shall be provided to meet the <br /> requirements of the County and to provide adequate drainage <br /> for the development. The use of the Louise Avenue terminal <br /> line shall be supplemented with detention ponds. The storm <br /> drainage plan for the development shall conform to the <br /> Lathrop Storm Drainage Master Plan. The developer shall agree <br /> to pay his proportionate share of the Lathrop Area of Benefit <br /> No. 6 drainage fees , which amounts to $1, 000. 00 per acre. <br /> 7 . Street lighting shall be provided for the interior streets <br /> within the development. <br /> 8 . The property shall annex to County Service Area No. 4 ( Zone <br /> A) and the Lathrop Lighting District prior to acceptance of <br /> the Final Map to provide for the operation and maintenance of <br /> storm drainage and street lighting facilities , respectively. <br /> 9 . The developer shall agree to and shall pay service fees for <br /> the street lighting and storm drainage services from the time <br /> the improvements are accepted by the County to the end of the <br /> Fiscal Year , or up to a one (1 ) year period, as the case may <br /> be. <br /> 10 . All utilities shall be underground. <br /> 11. A grading and drainage plan shall be prepared and included as <br /> part of the improvement plans. <br /> 12 . The developer shall agree to participate in an Area of <br /> Benefit or other financial mechanism for the Traffic <br /> Mitigation Measures for the Lathrop Area. <br /> 13 .
