PC : 3-17-88
GP-88-23/ZR-88-22
be compatible with surrounding land uses: an orchard to the
north, a residence and vineyard to the west , a food container
manufacturing plant to the south, and a vineyard and a pallet
manufacturing plant to the east . Truck traffic from Guild
Winery now uses Guild Road, apparently without causing land use
problems .
Traffic/Circulation:
The Department of Public Works will require frontage improve-
ments on Guild Avenue for industrial development of the site .
State Route 12 carries large volumes of high-speed truck and
automobile traffic . The Council of Governments ' comment letter
cautions that the generation of traffic on Guild Avenue ulti-
mately may require signalization of the State Route 12
intersection.
SERVICES/FACILITIES :
As noted in the beginning of this report , City of Lodi services
for water supply and sewage treatment - would be mandatory for a
subdivision application only. For the applicant ' s underlying
project , however , a Site Approval application would be required.
For Site Approvals , the Department of Public Works and the Local
Health District have discretionary authority over the service
requirements for sewage disposal , water supply, and storm
drainage .
ENVIRONMENTAL REVIEW:
The Initial Study determination is that the GP-88-23/ZR-88-22
project will not result in a significant , adverse effect on the
environment . On this basis, a Negative Declaration has been pre-
pared.
-6-
