CONDITIONS OF APPROVAL <br /> UP-92-20 <br /> Paul Vaz, Jr., et al <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval <br /> have been complied with, (2) all necessary building permits have been secured and remain In force, <br /> and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. A revised site plan is to be submitted to prohibit truck entrance and exit to the property <br /> via the driveway nearest the overpass. Vehicles can use this driveway. Trucks shall use <br /> the easterly exit. <br /> b. Exit and entrance driveways for trucks shall be a minimum of 35 feet wide and a <br /> maximum of 40 feet wide. (Planning Title Section 9-4005.4[k][4]) <br /> C. Access gates shall be recessed from the property line a minimum of 20 feet. If the <br /> longest truck-trailer combination using the terminal is greater than 15 feet, then the <br /> access gate shall be recessed a length equal to the longest truck-trailer combination plus <br /> five feet. (Planning Title Section 9-4005.4[k][51) <br /> d. All automobile parking spaces and all major circulation drive lanes (automobile and truck) <br /> shall be surfaced and permanently maintained with a minimum of two inches of asphalt <br /> concrete or four inches of Portland cement concrete with an appropriate base. Bumper <br /> guards shall be provided when necessary to protect adjacent structures or properties. <br /> All other areas that are used for vehicular traffic shall be surfaced and permanently <br /> maintained w:: a chip seal. These improvements shall be constructed within 18 months <br /> or prior to the issuance of a Certificate of Occupancy, whichever occurs first. <br /> e. Twenty-four parking spaces are required. (Planning Title Section 9-4005.4[k][71) <br /> f. A ten-foot-wide landscaped strip shall be provided along Peltier Road. (Planning Title <br /> Section 9-4005.4[k][8]) <br /> g. A five-foot-wide landscaped strip shall be provided along the property lines to adjacent <br /> property. The strip shall be planted with trees and/or large shrubs to provide a visual <br /> buffer from adjacent properties. (Planning Title Section 9-4005.4[k][91) <br /> h. Noise levels of trucks entering and leaving the truck terminal shall comply with the <br /> California Vehicle Code sections regarding noise.
