(Planning Title Section 9-4005.4[k][13]) <br /> k. Undeveloped areas within the truck terminal shall be maintained to prevent the creation <br /> of dust or erosion and not become a health hazard. (Planning Title Section 9- <br /> 4005.4[k][15]) <br /> I. Truck parts or inoperable trucks kept for rebuilding or for parts that are stored on the <br /> property of the truck terminal must be directly related to the operation of the truck <br /> terminal and shall be contained within a specific area that is fenced to provide an effective <br /> visual barrier. The 'material storage ' area shown on the site plan shall be fenced to <br /> provide an effective visual barrier and shall be shown on the Improvement Plan. <br /> (Planning Title Section 9-4005.4[k][171) <br /> M. Any construction materials and necessary equipment for the transfer and/or storage of <br /> construction materials shall be contained in a specified area that is fenced to provide an <br /> effective visual barrier. (Planning Title Section 9-4005.4[k][181) <br /> n. All drainage from asphalted and cemented parking and driveway areas shall be routed <br /> through an oil sand trap tank prior to entering an on-site retention basin. (Planning Title <br /> Section 9-4005.4(k)(16)) <br /> o. One copy of an Improvement Plan shall be submitted to the Development Services <br /> Division. The Improvement Plan will be distributed to the involved County departments <br /> for approval. The Improvement Plan shall be prepared by a registered Civil Engineer and <br /> show drainage, driveway access details, on-site parking, existing and proposed utility <br /> services, grading, lighting, and landscaping. Storm drainage runoff shall be retained on <br /> the site. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Improvement Plan. Pond capacity calculations shall be submitted for <br /> approval. See the handout entitled 'Improvement Plan' for a detailed list of all <br /> requirements. A plan check fee will be required. (Planning Title Section 9-10002) <br /> 2. Department of Public Works: <br /> a. The owner shall execute an Irrevocable Offer of Dedication for a 42-foot-wide right-of-way <br /> from the centerline of Peltier Road to the property line along the frontage of APN 017-040- <br /> 07. A $200.00 fee currently is required for processing, per Development Title Table 9- <br /> 240.2, in addition to a copy of the Grant Deed and a legal description of the parcel to be <br /> offered for dedication. (Development Title Section 9-1150.2) <br /> b. The frontage improvements for Peltier Road shall be constructed in conformance with <br /> standards for one-haft of an 84-foot-wide right-of-way rural arterial road. The construction <br /> of the frontage improvements will be deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to the estimated construction <br /> costs prior to approval of the Improvement Plan. A $250.00 fee currently is required for <br /> processing, per Development Title Table 9-240.2, in addition to a copy of the Grant Deed <br /> and an estimate for the required frontage improvements. The estimate shall be prepared <br /> by a Registered Civil Engineer with a typical section drawing on a form to be supplied by <br /> Conditions of Approval - 2 - UP-92-20 <br />
