the Department of Public Works and submitted to Public Works for approval. As an <br /> option, Public Works will prepare the drawing and estimate for an additional fee of <br /> $100.00. (Development Title Section 9-1150.2) <br /> C, The driveways shall be improved in accordance with the requirements of San Joaquin <br /> County Standards R-17 with 50-foot radii or tapers. (Development Title Section 9-1145.5) <br /> d. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.2) <br /> e. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is$2,079.00 per <br /> 1,000 gross square feet of building designated as'Service Commercial' in the Lodi area <br /> The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record. (Resolutions R- <br /> 90-304 and R-91-1025) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. Install an approved backflow prevention device on the water supply system. (California <br /> Code of Regulation, Title 17, Section 7603) <br /> b. Should the number of non-resident individuals exceed 24 for at least 60 days per year, <br /> or the number of service connections exceed four, a yearly permit to operate a public <br /> water system under the provisions of Title 22, CCR, will be required by the Environmental <br /> Health Division and San Joaquin County Ordinance 1862, Section 5-4100. <br /> C. Construct an individual sewage disposal system for the proposed repair shop under a <br /> permit and inspection by the Environmental Health Division at the time of development <br /> (Ordinance Code Section 5-3003). This system cannot be driven over, parked on, or <br /> used as a storage area. <br /> d. If floor drains are required in the repair shop, they must be plumbed through a sand/oil <br /> separator and discharged to an above-ground system approved by the Environmental <br /> Health Division. This system must be designed by a registered engineer. If the above- <br /> ground holding facility has to be emptied, the contents will have to be analyzed for any <br /> hazardous material. Specific test requirements can be obtained from the Environmental <br /> Health Division. <br /> e. If hazardous material is stored on the site, the applicant must register with the County <br /> Office of Emergency Services. <br /> f. The truck washing must be plumbed through an approved oil sand separator and a <br /> closed recycled system designed by a registered engineer and approved by the <br /> Environmental Health Division. <br /> g. If the proposed fuel storage area is below ground, submit four sets of detailed <br /> underground storage tank plans to the Environmental Health Division for review and <br /> approval prior to the beginning of construction. <br /> Conditions of Approval - 3 - UP-92-20 <br />
