CONDITIONS OF APPROVAL <br /> UP-91-7 <br /> Stanley Vanderveen <br /> Unless otherwise specified, all Conditions of Approval must be <br /> fulfilled prior to the establishment of the use and the issuance of <br /> any building permits. <br /> This approval will expire 18 months from the date of approval <br /> unless (1) all Conditions of Approval have been complied with, (2) <br /> all necessary building permits have been secured and remain in <br /> force, and (3) all necessary permits from other agencies have been <br /> secured and remain in force. <br /> 1. PLANNING DIVISION: <br /> Conditions of Approval: <br /> a. Landscaping: <br /> (1) A minimum ten-foot-wide planting strip is required <br /> along the frontage of Comconex Road and a five- <br /> foot-wide planting strip along State Route 120. <br /> The strip shall be continuous except where it is <br /> crossed by driveways. This strip shall contain one <br /> tree for each 30 feet of frontage. <br /> (2) All areas not used for buildings, parking, <br /> driveways, walkways, or other permanent facilities <br /> shall be landscaped. <br /> (3) Required trees shall be the existing almond trees <br /> presently on the site or trees selected from the <br /> County' s Approved Tree List. <br /> (4) The following landscaping is required in the open <br /> parking areas: <br /> (A) A minimum five percent of the area must be <br /> landscaped. <br /> (B) One tree is required for each 10 parking <br /> stalls or portion thereof. <br /> b. Parking requirements: <br /> (1) A minimum of 109 (one space for every three seats) <br /> parking spaces shall be provided. <br /> (2) All parking stalls and driveway directions shall be <br /> delineated. <br />
