The landscaping shall be shown on the improvement plan. <br /> The landscape plan shall include a key which describes <br /> the type, size and number of plants and ground cover. <br /> C. A trash enclosure shall be provided and designated on the <br /> Improvement Plan. The enclosure shall be designed to <br /> accommodate all trash receptacles and constructed on three <br /> sides with a solid wall and gated on the fourth side. <br /> d. All roof-mounted mechanical equipment, tanks, ventilating <br /> fans, or similar equipment shall be visually screened from <br /> view from adjacent properties and public rights-of-way at <br /> grade. The screens shall be architecturally compatible with <br /> the building or structure on which they occur. <br /> e. No outdoor storage is permitted. <br /> f. The only signage allowed shall be a monument sign. <br /> g. Signs are to be attached to the wall of the building the use <br /> of which is identified or advertised, and shall not extend <br /> beyond the building wall. <br /> h. The area of a sign shall not exceed ten percent of the area <br /> of the wall against which it is located. <br /> i. Lighting of signs shall be limited to internal illumination, <br /> nonflashing, and nonanimated. No signs shall be illuminated <br /> on any lot adjoining or directly across the street from <br /> residential property. <br /> j . Small directional signs and other signs necessary to the <br /> functioning of the business shall be permitted. <br /> k. The proposed building shall be set back 22 ' from the front <br /> property line and 10 ' from the side property line. <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> 1. Four parking spaces are required. <br />
