Revised Conditions of Approval SA-92-0043 Page 3 (g) A masonry trash enclosure shall be provided for any outdoor trash receptacles and shall be designated on the Improvement Plan. The enclosure shall be designed to accommodate all trash receptacles and constructed on three sides with a solid wall and gated on the fourth side. (h) No additional advertising signs shall be permitted as a part of this approval. (i) Landscaping: (1) A minimum five (5) foot wide planting strip shall be installed along the developed portion of the frontage of state Route 99 , West Frontage Road. The strip shall be continuous except where it is crossed by driveways. The strip shall contain one tree for each thirty (30) feet of frontage. (A) All plant material within a fifteen-foot (15 ' ) triangle at the intersection of driveways and streets shall be no more than three feet (31 ) in height above curb level, except for trees which are trimmed so that no branches extend lower than six feet (61 ) above the curb level. (Section 9-3233 (h) ) (B) Protective six inch (61 ) concrete curbs or standard concrete wheel stops shall be required where landscaped areas abut parking stalls or driveways. (2) The required landscaping shall be shown on the Improvement Plan and be installed prior tot he issuance of the Certificate of Occupancy for the approved uses. 2 . DEPARTMENT OF PUBLIC WORKS For the Mini-Mart: (a) The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable at the time of building permit application. (The fee currently is $6, 713 . 00 per 1, 000 gross square foot of building as "Retail Service" in the Lodi area with credit of $2 , 079 . 00 per 1, 000 gross square foot of building as "Service Commercial" for the existing service station.
