Revised Conditions of Approval <br /> SA-92-0043 <br /> Page 3 <br /> (g) A masonry trash enclosure shall be provided for any <br /> outdoor trash receptacles and shall be designated on the <br /> Improvement Plan. The enclosure shall be designed to <br /> accommodate all trash receptacles and constructed on <br /> three sides with a solid wall and gated on the fourth <br /> side. <br /> (h) No additional advertising signs shall be permitted as a <br /> part of this approval. <br /> (i) Landscaping: <br /> (1) A minimum five (5) foot wide planting strip shall <br /> be installed along the developed portion of the <br /> frontage of state Route 99 , West Frontage Road. <br /> The strip shall be continuous except where it is <br /> crossed by driveways. The strip shall contain one <br /> tree for each thirty (30) feet of frontage. <br /> (A) All plant material within a fifteen-foot (15 ' ) <br /> triangle at the intersection of driveways and <br /> streets shall be no more than three feet (31 ) <br /> in height above curb level, except for trees <br /> which are trimmed so that no branches extend <br /> lower than six feet (61 ) above the curb level. <br /> (Section 9-3233 (h) ) <br /> (B) Protective six inch (61 ) concrete curbs or <br /> standard concrete wheel stops shall be <br /> required where landscaped areas abut parking <br /> stalls or driveways. <br /> (2) The required landscaping shall be shown on the <br /> Improvement Plan and be installed prior tot he <br /> issuance of the Certificate of Occupancy for the <br /> approved uses. <br /> 2 . DEPARTMENT OF PUBLIC WORKS <br /> For the Mini-Mart: <br /> (a) The Traffic Impact Mitigation Fee will be required for <br /> this development. The fee is due and payable at the time <br /> of building permit application. (The fee currently is <br /> $6, 713 . 00 per 1, 000 gross square foot of building as <br /> "Retail Service" in the Lodi area with credit of <br /> $2 , 079 . 00 per 1, 000 gross square foot of building as <br /> "Service Commercial" for the existing service station. <br /> The fee shall be automatically adjusted July 1 of each <br />
