4 <br /> Development Committee <br /> Memorandum <br /> SA-92-51 <br /> Page 2 <br /> 2 . One (1) copy of an Improvement Plan shall be submitted to <br /> the Development Services Division. The Improvement Plan <br /> will be distributed to the involved County departments <br /> for approval. The Improvement Plan shall be prepared by <br /> a registered Civil Engineer, showing drainage, driveway <br /> access details, on-site parking, existing and proposed <br /> utility services, and grading. Storm drainage run-off <br /> shall be retained on-site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on <br /> the Improvement Plan. Pond capacity calculations shall <br /> be submitted for approval (see handout entitled <br /> "IMPROVEMENT PLAN" for detailed list of all <br /> requirements) . A plan check fee will be required. <br /> (Planning Title Section 9-10002) <br /> 3 . All automobile parking spaces, driveways, and maneuvering <br /> areas shall be permanently paved with concrete or asphalt <br /> concrete. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. <br /> Details shall be included on the Improvement Plan. <br /> 4 . Any proposed lighting for the approved use shall be <br /> directed away from adjacent properties and State Route <br /> 120. Lighting details shall be included on the <br /> Improvement Plan. <br /> 5. Any outdoor trash receptacles shall be contained within <br /> a trash enclosure. The enclosure shall be located on <br /> permanent paving, be designed to accommodate all trash <br /> receptacles, and be constructed on three sides with a <br /> solid masonry wall and gated on the fourth side. The <br /> location of the trash enclosure shall be designated on <br /> the Improvement Plan. <br /> 6. No additional signs shall be permitted as a part of this <br /> approval. <br /> 7 . There shall be no building permits issued until the <br /> appropriate approvals have been secured from the Office <br /> of Emergency Services and the Air Pollution Control <br /> District for the operation of the hazardous material <br /> containment area adjacent to the approved building. <br />
