4 Development Committee Memorandum SA-92-51 Page 2 2 . One (1) copy of an Improvement Plan shall be submitted to the Development Services Division. The Improvement Plan will be distributed to the involved County departments for approval. The Improvement Plan shall be prepared by a registered Civil Engineer, showing drainage, driveway access details, on-site parking, existing and proposed utility services, and grading. Storm drainage run-off shall be retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown on the Improvement Plan. Pond capacity calculations shall be submitted for approval (see handout entitled "IMPROVEMENT PLAN" for detailed list of all requirements) . A plan check fee will be required. (Planning Title Section 9-10002) 3 . All automobile parking spaces, driveways, and maneuvering areas shall be permanently paved with concrete or asphalt concrete. Bumper guards shall be provided where necessary to protect adjacent structures or properties. Details shall be included on the Improvement Plan. 4 . Any proposed lighting for the approved use shall be directed away from adjacent properties and State Route 120. Lighting details shall be included on the Improvement Plan. 5. Any outdoor trash receptacles shall be contained within a trash enclosure. The enclosure shall be located on permanent paving, be designed to accommodate all trash receptacles, and be constructed on three sides with a solid masonry wall and gated on the fourth side. The location of the trash enclosure shall be designated on the Improvement Plan. 6. No additional signs shall be permitted as a part of this approval. 7 . There shall be no building permits issued until the appropriate approvals have been secured from the Office of Emergency Services and the Air Pollution Control District for the operation of the hazardous material containment area adjacent to the approved building.
