CONDITIONS OF APPROVAL <br /> SA-92-27 <br /> CHRISTY BROTHERS <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> This approval will expire eighteen months (18) from the effective <br /> date of the approval unless (1) all Conditions of Approval have <br /> been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from <br /> other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval shall be for the sale and rental of <br /> agricultural equipment. There shall be no dismantling or <br /> repair activities as a part of this approval. <br /> b. The applicant shall secure an approved Business License <br /> prior to the initiation of the use. (Section 7-1000 of <br /> the County Ordinance Code) <br /> C. An Improvement Plan, prepared by a registered Civil <br /> Engineer, showing terminal drainage, driveway access <br /> details, on-site parking, existing and proposed utility <br /> services, and grading, shall be submitted for approval. <br /> Applicant shall obtain all necessary permits prior to the <br /> Improvement Plan approval. Drainage calculations for <br /> pond sizing and metered flow discharge shall be submitted <br /> for approval- (Planning Title Section 9-10002) <br /> d. One (1) copy of the Improvement Plan shall be submitted <br /> to the Development Services Division for distribution to <br /> the involved County departments. A Plan Check fee will <br /> be required. <br /> e. All construction and improvements shall conform to the <br /> approved Site Plan and the Improvement Plan. <br /> f. A minimum of eight (8) automobile parking spaces shall be <br /> provided and shown on the Improvement Plan. The size of <br /> the parking spaces shall be consistent with the <br /> requirements of Section 9-3702 of the Planning Title. <br /> The spaces shall be permanently paved with concrete or <br /> asphalt concrete and be delineated. <br />
