All automobile parking spaces, driveways, and maneuvering <br /> areas shall be permanently paved with concrete or asphalt <br /> concrete. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. <br /> Details shall be included on the Improvement Plan. <br /> h. Outdoor storage of agricultural equipment shall be <br /> permitted on a minimum of six (6) inches of rock base. <br /> The location of the outdoor storage area and surfacing <br /> details shall be included on the Improvement Plan. <br /> i. All existing and proposed fence details shall be included <br /> on the Improvement Plan. The gate on the frontage road <br /> entrance to the site shall be consistent with the setback <br /> requirements of Section 9-3233 (g) of the Planning Title. <br /> j . There shall be no truck or automobile parking associated <br /> with the approved use on State Route 99, West Frontage <br /> Road. <br /> k. The proposed building shall respect a thirty (30) foot <br /> setback on the west side of the property. <br /> l <br /> 1. The approved use shall comply with the requirements of <br /> the Flood Prevention Ordinance contained in the Planning <br /> Title. (Section 9-10325) <br /> M. Any proposed lighting for the approved use shall be <br /> directed away from adjacent property, the West Frontage <br /> load, and State Route 99. Lighting details shall be <br /> included on the Improvement Plan. <br /> n. All outdoor .trash receptacles shall be contained within <br /> a trash enclosure. The enclosure shall be located on t <br /> permanent paving, be designed to accommodate all trash <br /> receptacles, and be constructed on three sides with a <br /> solid wall and gated on the fourth side. The location of <br /> the trash enclosure shall be designated on the <br /> Improvement Plan. <br /> o. A maximum of one wall-mounted sign and one monument sign <br /> shall be permitted as a part of this approval. Sign <br /> details shall consistent with Section 9-3600 of the <br /> Planning Title and shall be included on the Improvement <br /> Plan. <br /> P. Trees shall be planted 25-feet on-center along the <br /> property's frontage on State Route 99. <br />
