Conditions of Approval SA-92-27 Page 2 g. All automobile parking spaces, driveways, and maneuvering areas shall be permanently paved with concrete or asphalt concrete. Bumper guards shall be provided where necessary to protect adjacent structures or properties. Details shall be included on the Improvement Plan. h. Outdoor storage of agricultural equipment shall be permitted on a minimum of six (6) inches of rock base. The location of the outdoor storage area and surfacing details shall be included on the Improvement Plan. i. All existing and proposed fence details shall be included on the Improvement Plan. The gate on the frontage road entrance to the site shall be consistent with the setback requirements of Section 9-3233 (g) of the Planning Title. j . There shall be no truck or automobile parking associated with the approved use on State Route 99, West Frontage Road. k. The proposed building shall respect a thirty (30) foot setback on the west side of the property. l 1. The approved use shall comply with the requirements of the Flood Prevention Ordinance contained in the Planning Title. (Section 9-10325) M. Any proposed lighting for the approved use shall be directed away from adjacent property, the West Frontage load, and State Route 99. Lighting details shall be included on the Improvement Plan. n. All outdoor .trash receptacles shall be contained within a trash enclosure. The enclosure shall be located on t permanent paving, be designed to accommodate all trash receptacles, and be constructed on three sides with a solid wall and gated on the fourth side. The location of the trash enclosure shall be designated on the Improvement Plan. o. A maximum of one wall-mounted sign and one monument sign shall be permitted as a part of this approval. Sign details shall consistent with Section 9-3600 of the Planning Title and shall be included on the Improvement Plan. P. Trees shall be planted 25-feet on-center along the property's frontage on State Route 99.
