CONDITIONS OF APPROVAL <br /> SA-89- 10 <br /> E. Barlarley & T . Shelton <br /> Unless otherwise specified , all conditions of approval shall <br /> be complied with prior to the issuance of any building <br /> permits . <br /> 1 . PUBLIC WORKS DEPARTMENT <br /> a. An Improvement Plan , prepared by a Registered Civil <br /> Engineer , showing drainage , driveway access details , <br /> on-site parking , and grading shall be submitted to the <br /> Department of Public Works for approval . Drainage <br /> calculations for sizing pond shall be submitted for <br /> approval . <br /> b. Services shall be provided in accordance with the <br /> adopted County Development Policies for Urban Centers <br /> with Incorporated Areas of Stockton which include <br /> terminal drainage , public water , public sewer. <br /> Drainage pond , private well , and septic system will be <br /> allowed at this time ; but hook-up to public systems <br /> will be required when they become available . <br /> c. The frontage improvements for South 99 Frontage Road <br /> shall be constructed in conformance with the standards <br /> for one-half of a 60-foot right-of-way commercial <br /> street . The construction of the frontage improvements <br /> may be deferred at the option of the Department of <br /> Public Works , in which event the owner shall execute a <br /> Deferred Frontage Improvement Agreement prior to <br /> approval of the Improvement Plan and issuance of a <br /> Building Permit . (A $250 fee is required for <br /> processing per Ordinance No. 3337 . ) <br /> d . Encroachment permit shall be required for work within <br /> road right-of-way. <br /> 2. LOCAL HEALTH DISTRICT <br /> a. Construction of an individual domestic water well under <br /> a well permit and inspection by the Health District. <br /> The well must be located 50 feet from the drainage <br /> pond , show on Improvement Plan. <br /> b. Construct an individual sewage disposal system under a <br /> permit and inspection by the Health District : <br />
