A joint access agreement shall be executed between <br /> Parcels A and B and shall be recorded prior to the <br /> issuance of building permits . <br /> b. Parking stalls 1 , 2 , and 3 shall be clearly labeled for <br /> "Compact Cars Only" . <br /> C. The road width and distance to centerline of State <br /> Highway 99 , west Frontage Road shall be shown on the <br /> Improvement Plan. <br /> d . Only a monument sign shall be allowed as per Section <br /> 9-3606 of the Planning Code. <br /> e . Parking lot landscaping is required as follows : <br /> ( 1 ) The planter along the east property line shall <br /> include trees spaced no further than 25 feet apart <br /> and may include mounding , shrubbery , and/or lawn. <br /> The plants in the area adjacent to the entrance <br /> drive shall not block visibility. There shall be <br /> clear site visibility from three to six feet for <br /> auto traffic at these locations . <br /> f . Additional standards for the landscaped areas specified <br /> above : <br /> ( 1 ) Tree standards . Trees shall be a minimum of <br /> one-inch ( 1" ) caliper and 15 gallons in size at <br /> the time of planting , and shall be double staked . <br /> The tree type shall be selected from the approved <br /> County Tree List . <br />
