SU-89-12 OF VERNON GREEN <br /> --------------------------------------------- <br /> The applicant has submitted a Major Subdivision application to <br /> create five lots with a remainder from a single parcel containing <br /> 1 . 78 acres . The following preapplication comments are intended <br /> to inform the applicant of General Plan and zoning consistency, <br /> public improvement reauirements , and preliminary design <br /> constraints . <br /> The General Plan designation is Low Density Residential , which <br /> specifies a density of 2 to 6 dwelling units per gross acre <br /> and a population density of 6 to 18 persons per gross acre . The <br /> zoning is R1-U, which requires 6 , 000-square-foot minimum parcel <br /> sizes and minimum lot widths of 60 feet . <br /> Comments : <br /> 1 . The development is proposed to be served by California Water <br /> Service for public water, the City of Stockton for sewer ser- <br /> vice , and San Joaquin County for drainage . Will-serve let- <br /> ters from California Water Service and the City of Stockton <br /> will be required at the submission of a. full application. <br /> 2 . If the applicant proposes to site Parcel D for a two-family <br /> dwelling, its minimum width shall be increased to at least 75 <br /> feet and contain a minimum of 10 , 000 square feet . The <br /> increase in parcel size would require either a recon- <br /> figuration of the proposed subdivision or a reduction in the <br /> number of lots. <br /> 3 . Staff recommends that this proposal be reduced to a total of <br /> four lots to allow the division to be processed as a Minor <br /> Subdivision. Further , the proposed "remainder" as shown may <br /> not qualify as a remainder as defined in the Subdivision Map <br /> Act and should be shown as a numbered parcel . Thus, a reduc- <br /> tion in the total number of lots down to four would allow <br /> this proposal to be processed as a Minor Subdivision. <br />
